Strategic Land Availability Assessments
Dorset Council is working on a new Dorset-wide Local Plan. To help in this process the council carried out a 'call for sites' in October 2019 to identify sites that may have potential for development over the next 15 years and beyond.
While the call for sites always remains open, we are not likely to consider sites submitted after 31 January 2022 for consideration as part of the Dorset Council Local Plan. Find out how to submit a site for consideration.
The Strategic Housing Land Availability Assessment
The Strategic Housing Land Availability Assessment (SHLAA) is available as a live database and as GIS interactive mapping. Sites have been assessed for their development potential and are attributed one of three conclusions; Developable (including affordable housing exception sites), Suitable subject to policy change, or Unsuitable. Please note that although the assessment is an important source of evidence to inform plan-making the assessment does not in itself determine whether a site should be allocated for development, which is the role of the Local Plan. The SHLAA assesses all sites submitted in the October 2019 ‘call for sites’, as well as sites submitted since that date. The SHLAA was published in September 2020, and updated in 2021.
If you have any questions regarding the SHLAA please contact the Planning Policy team using the contact details found at the bottom of this page.
How to submit a site for consideration
The ‘call for sites’ is an opportunity for agents, landowners and developers to submit land which they believe could be developed to meet future demand for homes and jobs. The council would be interested in sites that may be suitable for housing, employment, affordable housing, and Gypsies, Travellers or Travelling Showpeople. This will help to ensure that there is sufficient land available within our local areas to meet our development needs.
If you own or part-own any site(s) larger than 0.3 ha in size or with a site capacity of 10 dwellings or greater, that may have development potential, please let us know by completing and submitting our site submission form. Before completing your form, please read the following guidance note. A methodology also accompanies this land availability assessment. Completed forms should be returned using the contact details below.
All site owner details submitted as part of the ‘call for sites’ will remain confidential.
Completed site submission forms can be posted to Planning Policy, Dorset Council, County Hall, Colliton Park, Dorchester, Dorset, DT1 1XJ or emailed to firstname.lastname@example.org.
If you are unsure whether to submit a site, you may prefer to have a brief informal discussion over the phone with a planning policy officer before submitting a form.
