Housing and employment sites

Housing affordability is a significant issue. Local house prices-to-earnings ratios are higher than the national average. The lack of affordable housing around Western Dorset is a major barrier to economic growth. In particular, it makes it difficult to retain and/or attract young people to the local labour market.

There is a history over the past twenty years of employment land not being brought to the market without public sector intervention. We experience high housing values and good returns on investment for residential development. However, low rents and poor return on investment for employment site development deters developers and investors from delivering the employment land allocations.

Programme aims

  • increase rate of new homes being built
  • attract and retain younger people to Western Dorset
  • deliver employment land and workspace

Our plan of action

  • accelerated housing delivery
  • promote the supply of additional employment land through provision of incentives
  • allocation of new development sites in local plan reviews
  • establishment of local authority housing company, to take active role in development
  • North Dorset new employment site
  • Dorchester Town Centre masterplan
  • Weymouth Town Centre regeneration
  • Weymouth Peninsula project
  • development of council sites for housing and employment
  • study and development of potential flexible work hubs and incubation space across DCP area
